Gas certificate is a document which affirms that inspection of all gas appliances is carried out in the property to make sure gas pipework, flues and each gas appliance are working properly, there is no danger and are checked during gas safety check by a gas safe registered engineer.

Landlord gas certificate is required each year by a gas safe registered engineer just to make sure gas pipework, flues & all gas appliances are safe to use, there are no chances of carbon monoxide poisoning and your tenants are safe. You do not need to get done gas certificate service every time new tenants move in.

If you let a home in England that has gas, CP12 is the everyday name for the annual landlord gas safety record. A Gas Safe registered engineer must check appliances, flues and pipework every 12 months, and tenants must receive a copy.
Diary the landlord gas safety record for 12 months from the date of the check. A new inspection is required before that date.
If you let residential property in England with gas appliances, you must arrange an annual Gas Safe inspection. Homeowners selling a property, and some commercial operators, may also need a current gas safety record.
