If you let a home in England that has gas, the CP12 is the everyday name for the annual landlord gas safety record. A Gas Safe registered engineer must check appliances, flues and pipework every 12 months, and tenants must receive a copy of that record.
What a landlord gas safety record covers
Gas Safe Register does not issue a single official “CP12 form”. Engineers complete a landlord gas safety record. HSE says that record must describe each appliance or flue checked, the property address, the landlord or agent details, the engineer’s name and registration number, the date, any safety defect, and confirmation that the required checks were done.
Typical rented homes include a boiler, hob, cooker or gas fire. One record usually covers every appliance and flue checked on the visit. Appliances the tenant owns are not part of the landlord’s annual safety check, but flues and appliances that heat the tenant’s rooms still are.
Who can issue one in Greater London
Only a Gas Safe registered engineer may carry out gas work in domestic properties. HSE is clear that a record issued after 1 April 2009 is only valid if the engineer is on the Gas Safe Register. Landlords Gas Safety Certificate does not publish engineer licence numbers on this page; ask to see the engineer’s Gas Safe ID on the day.
Landlords Gas Safety Certificate lists domestic gas certificates from £59 for one appliance, £69 for two, £89 for three, and £129 for a certificate plus boiler service. Book with the property postcode so the visit is scheduled across Greater London.
What landlords should do after the check
HSE treats the record as a living document: it should be issued when the checks finish, even if defects remain, then supplemented with notes of remedial work. Unsafe appliances must not stay in use. Give existing tenants a copy within 28 days and new tenants a copy before they move in.
If you let in Greater London, file that record with the tenancy pack. Landlords Gas Safety Certificate lists domestic gas certificates from £59 for one appliance, or £129 with a boiler service on the same visit.
